Investments with a 1031 Exchange in San Diego, CA

The only real requirement is that the new investment be "Like Kind" meaning, the value must be about the same amount or more then the property your selling. AND it doesn´t just pertain to real estate. You can actually sell your 4 bedroom rental that has been dragging you down for years, and purchase a Bi-Plane or a Wine Shop in Del Mar, California.
Selling your 4 bedroom rental using the 1031 exchange, gives you the ability to keep your profits from the sale immediately and use the cash to invest in a more lucrative business, property rental, or a radio station, etc. Obviously the list is long for defining investment assets and types of property, but you understand my meaning. Some of the amazing values of using a 1031 exchange are as follows;
- You may purchase almost any kind of real estate or business property.
- You have 45 days to show a record of the properties you are interested in.
- The title of your new property will be exactly the same as your old property and the total cash profits from your old property will go into the new property that is of equal or higher value then the old property.
- You will need to use what they call a qualified intermediary*.
- You will have a lengthy 180 days to close the sale of the new investment property.
*A qualified intermediary is like an escrow company during a sale of property. They make sure all the I´s are dotted and T´s are crossed for the benefit of everyone involved.
